Maintaining good water hygiene standards

Maintaining good standards of water hygiene and controlling levels of dangerous waterborne bacteria, including Pseudomonas and Legionella bacteria, which causes the potentially fatal condition Legionnaires’ disease, is an essential component in the successful management of any engineered water system.

Dirty and poorly maintained water systems, old and dilapidated pipework, neglected water tanks and poorly managed cooling towers can lead to a significant deterioration in water quality standards. Importantly, such conditions can also create ideal environments for the growth and proliferation of dangerous waterborne pathogens such as Legionella. This can significantly increase risks to the health and safety of employees, customers and other people, but it can also have a legal impact on your business as you may be breaking the law, exposing you and your business to potential legal action or civil prosecution.

Water chlorination & disinfection of new & existing water systems

Our teams of highly trained water treatment technicians are expert at performing disinfections of both new and existing water services installations using chlorine in accordance with the requirements of BS EN 806-5:2012, BS 8558:2015 and BS PD 855468:2015. These standards deal with the design, installation, testing, operation, cleaning, disinfection and maintenance of drinking water services inside buildings. Previously British Standard BS 6700 dealt with such issues but was withdrawn on 01 August 2012.

When to clean & disinfect hot & cold water systems

New or existing water services installations should be cleaned, flushed and disinfected under the following circumstances:

  • New or Refurbished Installation

    When a new hot and cold water services installation is completed or an existing one is refurbished.

  • New Components or Equipment

    When new components or equipment are introduced in to the hot and cold water installation.

  • Inactivity

    When the hot and cold water services have not been used, flushed or the water treatment control measures have been inactive for some time.

  • Water Tank Contamination

    If significant contamination or stagnation of the water tanks is identified.

  • Water System Contamination

    Parts of the water system have been substantially altered or have undergone maintenance works that may have introduced contamination.

  • Microbial contamination

    Water sampling results indicate excessive microbial contamination.

  • Legionnaires’ disease

    When an outbreak or suspected outbreak of Legionnaires’ disease or legionellosis is linked to the water installation.

  • Legionella Risk Assessment

    As a recommended remedial action identified in the legionella risk assessment.

Dealing with legionella bacteria & biofilm contamination

Where a water system is known to be contaminated with legionella bacteria or is suffering from a build-up of stubborn biofilm then a more powerful disinfectant may be required to control the risks.

Under such circumstances our water hygiene engineers often select more powerful alternatives to chlorine alone, including chlorine dioxide, hydrogen peroxide or silver stabilised hydrogen peroxide, all of which are proven to be highly effective against difficult biofilm and legionella bacteria.

Water tank cleaning & disinfection

The cleaning and disinfection of cold water storage tanks should be conducted in accordance with BS EN 806-5:2012, BS8558:2015, BS PD 855468:2015 and the guidelines issued by the Drinking Water Inspectorate (DWI).

To determine overall cleanliness we recommend that all cold water tanks be visually inspected at least every six months together with water sampling to determine if cleaning, disinfection, repair or replacement is required. Guidelines issued by the Drinking Water Inspectorate (DWI) concerning water tanks serving drinking water require these to be drained, cleaned and disinfected annually.

Additionally, water sampling should be carried out every 6 months. Such cold water storage tanks should also comply with the WRAS regulations and Bylaw 30 (England and Wales). Note however that if the storage tank does not serve drinking water then there is no specific requirement to clean the tank annually.

Controlling pseudomonas in chilled & cooling water systems

Pseudomonas bacteria can cause significant biofouling issues in many chilled and cooling water systems, particularly if they are poorly maintained or left untreated. As Pseudomonas bacteria proliferates throughout such closed-circuit water systems it can accumulate to build thick microbial slimes which not only contaminate the water but also reduce heat transfer efficiencies (cooling) and increase operating costs.

Our expert water treatment engineers use high performance techniques specifically designed to deal with Pseudomonas and other slime forming bacteria in such systems. They act to disperse and then flush the unwanted microbial materials from the water systems to restore water quality and cooling performance.

When to clean & disinfect hot & cold water systems

New or existing water services installations should be cleaned, flushed and disinfected under the following circumstances:

  • New or Refurbished Installation

    When a new hot and cold water services installation is completed or an existing one is refurbished.

  • New Components or Equipment

    When new components or equipment are introduced in to the hot and cold water installation.

  • Inactivity

    When the hot and cold water services have not been used, flushed or the water treatment control measures have been inactive for some time.

  • Water Tank Contamination

    If significant contamination or stagnation of the water tanks is identified.

  • Water System Contamination

    Parts of the water system have been substantially altered or have undergone maintenance works that may have introduced contamination.

  • Microbial contamination

    Water sampling results indicate excessive microbial contamination.

  • Legionnaires’ disease

    When an outbreak or suspected outbreak of Legionnaires’ disease or legionellosis is linked to the water installation.

  • Legionella Risk Assessment

    As a recommended remedial action identified in the legionella risk assessment.

Dealing with legionella bacteria & biofilm contamination

Where a water system is known to be contaminated with legionella bacteria or is suffering from a build-up of stubborn biofilm then a more powerful disinfectant may be required to control the risks.

Under such circumstances our water hygiene engineers often select more powerful alternatives to chlorine alone, including chlorine dioxide, hydrogen peroxide or silver stabilised hydrogen peroxide, all of which are proven to be highly effective against difficult biofilm and legionella bacteria.

Water tank cleaning & disinfection

The cleaning and disinfection of cold water storage tanks should be conducted in accordance with BS EN 806-5:2012, BS8558:2015, BS PD 855468:2015 and the guidelines issued by the Drinking Water Inspectorate (DWI).

To determine overall cleanliness we recommend that all cold water tanks be visually inspected at least every six months together with water sampling to determine if cleaning, disinfection, repair or replacement is required. Guidelines issued by the Drinking Water Inspectorate (DWI) concerning water tanks serving drinking water require these to be drained, cleaned and disinfected annually.

Additionally, water sampling should be carried out every 6 months. Such cold water storage tanks should also comply with the WRAS regulations and Bylaw 30 (England and Wales). Note however that if the storage tank does not serve drinking water then there is no specific requirement to clean the tank annually.

Controlling pseudomonas in chilled & cooling water systems

Pseudomonas bacteria can cause significant biofouling issues in many chilled and cooling water systems, particularly if they are poorly maintained or left untreated. As Pseudomonas bacteria proliferates throughout such closed-circuit water systems it can accumulate to build thick microbial slimes which not only contaminate the water but also reduce heat transfer efficiencies (cooling) and increase operating costs.

Maintaining good water hygiene standards

Maintaining good standards of water hygiene and controlling levels of dangerous waterborne bacteria, including Pseudomonas and Legionella bacteria, which causes the potentially fatal condition Legionnaires’ disease, is an essential component in the successful management of any engineered water system.

Dirty and poorly maintained water systems, old and dilapidated pipework, neglected water tanks and poorly managed cooling towers can lead to a significant deterioration in water quality standards. Importantly, such conditions can also create ideal environments for the growth and proliferation of dangerous waterborne pathogens such as Legionella. This can significantly increase risks to the health and safety of employees, customers and other people, but it can also have a legal impact on your business as you may be breaking the law, exposing you and your business to potential legal action or civil prosecution.

Water chlorination & disinfection of new & existing water systems

Our teams of highly trained water treatment technicians are expert at performing disinfections of both new and existing water services installations using chlorine in accordance with the requirements of BS EN 806-5:2012, BS 8558:2015 and BS PD 855468:2015. These standards deal with the design, installation, testing, operation, cleaning, disinfection and maintenance of drinking water services inside buildings. Previously British Standard BS 6700 dealt with such issues but was withdrawn on 01 August 2012.
